Facilities & Operations Manager

Under limited supervision, oversees planning, development, coordination, implementation, and management of the Science Center's infrastructure and information technology systems, including business operation systems, building management systems, elevators, domestic water, gas, electrical, sanitary, sewer, and storm drainage systems. Manages the maintenance of the centers classrooms, labs, theaters, AV, information technology and common spaces. This position is also responsible for the Health, Safety & Security programs for the Center. This position is on 24-hour emergency call.

Responsibilities

SUPERVISION

Supervise a team of engineers and other technical professionals by using a positive, "hands-on" approach to management to include work allocation & rotation, scheduling, training, and problem resolution, performance evaluation & corrective action, make recommendations for personnel actions. Demonstrate a participative, positive management style.

BUILDING SYSTEMS & ADMINISTRATION

Coordinate the maintenance of facilities, buildings, and equipment, as appropriate, to ensure optimum functionality; identify, assess, negotiate as necessary, and resolve building maintenance and usage problems.

Responsible for contract management for preventive maintenance and service.

Direct seasonal facilities support activities, including off-season overhauls of heating, air conditioning, and ventilation systems.

Oversee grounds maintenance, pest control, water testing, alarm systems, recycling, waste management etc and a number of preventative maintenance contracts, personally participating when appropriate.

Supervises and manages contracts for building Security, Janitorial services and grounds maintenance services.

Interfaces with necessary City and Park district personnel including law enforcement, fire, public works etc.

Control key issuance and building security; prepare staff schedules, maintenance calendars and maintain records, manuals, permits and other operational documentation.

Ensure contractor code compliance by directing engineering project inspection programs; perform plan reviews in coordination with facility planning; develop remedial action programs as appropriate.

Ensure compliance with ADA regulations and all codes and permits relating to a public building.

Develop and establish policies and objectives consistent with those of the organization to ensure efficient operations

Develop and implement systems to maintain records on employees, equipment inventories, and compliance activities.

Manage organizational Health & Safety programs.

EXHIBITS REPAIR & MAINTENANCE

Oversee and maintain an exhibit repair and maintenance schedule.

Work closely with the Exhibits Manager to ensure a cohesive process.

Responsible for maintenance and operation of AV and IT installations within the center to include the planetarium and movie theaters, office equipment (phones, copiers etc), and other information systems.

INFORMATION TECHNOLOGY

Responsible for overall information technology approach and deployment for the Science Center's systems and staff.

Direct engineering staff and assist in prioritization of projects.Responsible for the day to day uptime of the technology systems, maintained by our internal IT staff

SPECIAL EVENTS

Oversee facilities support of events held at the Science Center, interact with caterers, and/or auxiliary staff as appropriate to the specific event.

HEALTH, SAFETY & SECURITY

Responsible for coordinating Health and Safety program across the facility to include safety training for employees and ensure departmental compliance with established safety policies, procedures, and regulations.

Responsible for managing ongoing physical security guard contract, scheduling and coverage. Responsible for maintaining appropriate trained staff levels in first aid and CPR

BUDGET

Develop, execute and monitor department budgets. Track expenditures and labor costs to ensure compliance with facility and department budgets.

Requirements

Strong technical skills in HVAC, electrical, mechanical, plumbing, carpentry, etc. Familiar with chillers, cooling towers, chemical treatments, control systems, security systems, water systems, boilers, etc.

Strong knowledge of Information Technology strategies.Hands-on skills or ability to learn IT and AV setup.

Ability to direct project inspection programs and ensure contractor code compliance. Ability to develop, plan, and implement short- and long-range goals.

Use a "hands-on" approach to management.Ability to direct multi-department technical staff.

Ability to analyze budgetary expenditures for compliance with approved budget.

Skill in examining and re-engineering operations and procedures, formulating policy, and developing and implementing new strategies and procedures.

Ability to interpret, adapt, and apply guidelines and procedures. Demonstrate ability to lead by example.

Employee development and performance management skills.

Build a positive atmosphere of teamwork and collaboration.

Skill in the use of computers in a PC, Windows-based operating environment. Ability to supervise and train staff, including organizing, prioritizing, and scheduling work assignments.

Ability to negotiate and implement contracts for services with external contractors.

Knowledge of federal, state and local safety regulations, protocols, and/or procedures.

Technical school or formal technical skills training.

Bachelor's degree in a related Technical, Scientific, or Engineering discipline.

5 to 7 years experience directly related to the duties and responsibilities specified. Previous facilities experience in a public oriented facility.

Compensation

Salary for this position is commensurate with other non-profit organizations and will be commensurate with experience.
